Building Code:
The City of New York Building Code. Here you can review the specific codes that govern building & construction in the city.

City Charter:
The official City of New York Charter. This document contains the overall governing laws for the city. The document is in a PDF format.

Fire Code:
The City of New York Fire Code document contains the regulations required for property development, including new construction, remodeling and site development. The current code became effective 1/7/08.

Housing Regulations:
The City of New York Housing Maintenance Code and related regulations. These are the rules that must be followed for existing and new housing in the city.

Municipal Code:
The official laws of the City of New York. The Municipal Code is made up of the "City Charter", the"Administrative Code" and the "Rules of the City of New York". You can access all three from here.

Planning & Zoning Code:
The City of New York Planning and Zoning Code. Review the laws that must be followed for what you can build on a property. The Zoning Code comprises Twelve Articles which are known as the Zoning Resolution of NYC.

Zoning Code Manual:
The City of New York does not have an official Zoning Code Manual on line. However, this comprehensive link offers information about zoning with links to maps, codes, glossary of definitions with graphics and reference that summarizes regulations of each district. There is a Zoning Handbook that is available for purchase as noted on the web site. This web site is a helpful tool to the most commonly asked questions about zoning.

Public Works Property Regulations / Department of Transportation:
City of New York Public Works related information and regulations are incorporated under both the Department of Transportation and the Water Board providing information and links for sidewalks, right-of-ways, curb cuts, street lighting and water and sewer infrastructure. Public Works Property Regulations / Water Board:

Water Service Rules:

Electrical Service Rules:
NYC uses the National Electrical Code (NEC) with amendments. Any new construction or remodeling must follow these regulations in order to get water and or electrical service from DWP.

FLOOD ZONES

Flood Zones:

The City of New York does not have a formal system of "Specific Plans". Community Plans:
Overview of the City of New York, Community Based Planning with links for accessing the 59 community districts and boards. Community Based Planning can have an impact on a property.

City Charter:
The City of Chicago does not appear to have a separate City Charter. All items appear to be incorporated into the Municipal Code.

Fire Code:
The City of Chicago Fire Prevention Regulations are required for property development, including new construction, remodeling and site development. These requirements are listed under Title 15 ("Fire Prevention") of the Municipal Code. The city does not offer a free online copy of the actual Fire Prevention Code but it is available for purchase.

Housing Regulations:
The Housing Code and related regulations . These are the rules that must be followed when developing housing within the City of Chicago. Housing regulations are in Title 5 ("Housing and Economic Development") of the Municipal Code.

Municipal Code:
The official City of Chicago Municipal Code with all chapters including building, planning, zoning, housing and permit regulations. . Click on the “Municipal Code of Chicago” (lower case option) link and choose from the various Titles of the Code.

Planning & Zoning Code:
The City of Chicago Planning and Zoning Code. The Zoning regulations are Title 16 and 17 of Municipal Code. Click on the desired Title to open. Review the laws that must be followed for what you can build on a property.

Zoning Code Manual:
It appears that the City of Chicago does not have a separate Zoning Code Manual. This is the Department of Zoning home page which offers a variety of informational links regarding zoning.

Public Works Property Regulations:
Public Works regulations on public and private property in the City of Chicago. This is Title 10 ("Streets, Public Ways, Parks, Airports and Harbors") of the Municipal Code. This link references certain public works regulations that may impact development on a property. These are items such as curb & gutter, driveways, telephone poles, storm drains, road dedications, right of ways and more.

Rent Stabilization:
We were not able to find rent stabilization regulations for the City of Chicago. However, housing and tenant / landlord information is addressed in Title 5 ("Housing and Economic Development") of the Municipal Code.

Subdivisions: Subdivisions are handled through the Mayor’s office and the Real Estate Division of the Department of Planning and Development. There is no specific online information available. For information contact the Mayor’s Subdivision Assistant Commissioner @ (312)-744-8707. If you are considering splitting, subdividing or creating multiple separate lots from a single property, these are the regulations that you must follow.


Water Conservation:

Suggestions for the City of Chicago water conservation. This includes water conservation tips, water conservation agenda, confluence of water, society and ecological design, water education campaign and more. This is part of the City’s overall Department of the Environment (DOE).

Water Service Rules:
The rules governing water service from the City of Chicago, Department of Water & Power. Water is in Title 11 ("Utilities and Environmental Protection") Chapters 11-8, 11-12 of the Municipal Code. Any new construction or remodeling must follow these regulations.

Electrical Service Rules:

The rules governing electrical service from the City of Chicago, Department of Water & Power. The Electrical Code is Title 18, ("Building Infrastructure"), Chapter 18-27 ("Chicago Electrical Code") of the Municipal Code. Any new construction or remodeling must follow these regulations.

Residential & Other Property Report:
View City of Chicago aerial and street photos of a property by address or PIN number. Additionally, the web page provides the property's land and improvement assessed value, age, improvement square footage, property description, tax code and a GIS interactive map. This is from the Cook County Assessor's Office Parcel Mapping web page and is especially useful if you are selling, considering selling or are involved in the sale of a property.

Property Activity Report:
We were not able to find current activity report information on line. Building Code:
The City of Houston Building Code is based on the International Building Code as amended by the City. This document is presented in a PDF format. Here you can review the specific codes that govern building & construction in the city.

City Charter:
The official City of Houston City Charter. This document is known as the “Code of Ordinances” and contains the overall governing laws for the city. Click on the "Searchable Code of Ordinances" and you will automatically be redirected to the Code of Ordinances within 10 seconds.

Fire Code:
The City of Houston Fire Code document contains the regulations required for property development, including new construction, remodeling and site development. The City of Houston has adopted the International Fire Code with amendments which is presented in a PDF format.

Housing Regulations:
We were not able to find a separate City of Houston Housing Code (see the City Charter, Code of Regulations, Chapter 17, for "Fair Housing" rules). However, the City of Houston Housing Department webpage for "Economic Development" provides helpful information and related links for Housing in the city. We were not able to find a separate City of Houston Zoning Code document. However, you can view the Planning and Zoning Regulations here in a PDF format. These regulations are Chapter 33 ("Planning and Development") of the Code of Ordinances.

Zoning Code Manual:
The City of Houston does not have a formal Zoning Ordinance (as stated here in the official letter in a PDF format) nor were we able to find a "Manual" type document. However, a variety of helpful information about Zoning and Planning is offered by the City of Houston Planning and Development Department which you can review by clicking on our "Planning Department" category.

Public Works Property Regulations / Streets & Sidewalks:

Find a variety of information here regarding the City of Houston Tree and Shrub Ordinance regulations for street trees, trees, shrubs and property owner responsibilities. You should check this site if you are planting any new trees on a property, or on any public areas touching the property. It appears that the City of Houston does not have a standard list of approved building products. Foreclosure Help:

The City of Houston offers Foreclosure assistance information on the Office of the City Controller website. Assistance is offered through ACORN HELP, a non-profit organization with counselors that are certified by the U.S. Department of Housing and Urban Development to provide foreclosure counseling. Two other organizations are also offered (GCCSA and HOPE) for you to contact. Telephone numbers and website addresses are offered. If you are having foreclosure problems you should contact these organizations.

We were not able to find "Specific Plans" for the city. However, the equivalent is the City of Houston's “Super Neighborhoods”. View a description and link to designated neighborhoods that have set priorities to address the needs and concerns of their areas. Community Plans:
We are unable to find specific Community Plans for the City Houston. The general web page for Community Planning offers a variety of related links including Super Neighborhoods and LARA (Land Assemblage Redevelopment Authority). Residential Property Report:
Review report data from the Harris County Appraisal District website for a City of Houston property. The information includes the land area, improved area, legal description, owner name, land use, zoning, market value, appraised value and more. Property Profile:
Get a comprehensive City of Philadelphia parcel report on a property (includes zoning, legal description, lot area, valuation, etc.). You must click "I Accept" at the bottom in order to enter the search page where you can then enter the property address to view the report. This report can be used a reference and source of information for further research into a property's possible construction, remodeling or development. This is the fastest way to view a comprehensive report on a property.

Residential Property Report / Taxes & Valuation:
Get specific information regarding real estate taxes and valuation provided by the City of Philadelphia Board of Revision of Taxes (BRT) for a property. You must click "I Accept" at the bottom in order to to enter the search page where you can then enter the property address to view the report. Once on your selected property information page, you can click on "Account Information", "Account Details" or "Valuation Details" to view the specific data for the property.

Property Activity Report:
We have been advised that Property Activity Information for building permit plan check, inspection and code enforcement is not available to the general public on line. Call the city's
general number at (215) 686-1776 for further information.
